A Neighborhood Built Around Space and Privacy
One of the defining characteristics of Launiupoko are the large acreage lot sizes. Unlike many resort communities on Maui where homes are built close together, lots in Launiupoko are 2-5 acres or more, giving homeowners a level of privacy that’s increasingly difficult to find on Maui while still being close to the community activities, markets and beaches.
Situated at the foot of the West Maui Mountains, right in front of the Launiupoko Valley, most homes are at 500-800 ft elevation and offer jaw dropping panoramic views of the ocean and 3 islands that surround Maui — Lana’i, Moloka’i, and Kaho’olawe. We are also located on the leeward side of the island which tends to have warm, dry weather with clear blue skies on most days so many homes have large outdoor spaces to take advantage of the beautiful climate. During our Humpback whale season, it is easy to spot them with their babies between the islands of Lanai and Maui where they give birth. Have I mentioned the most amazing sunsets as they center around Lanai? Truly spectacular!
Launiupoko is just 10 minutes from Lahaina town, 15 minutes from Ka’anapali, and 30 minutes to Central Maui and the airport in Kahului or 30 minutes to the world class resort of Kapalua Resort.
The Agricultural Zoning Advantage
Launiupoko is made up of 3 subdivisions, that are all Agriculture zoned. As you drive through the neighborhood, you will see homes and lots with orchards that could be our fragrant plumeria flower trees, or coconut and palm trees, or delicious fruit trees. Almost everyone grows various fruit trees on their lots so they can go outside to pick fresh fruits for their enjoyment. Some owners keep animals like chickens, goats, cows, and horses. One of the advantages as you comply with our agriculture zoning, is the ability to apply for the lower property tax rates on the farmed areas which should add up to over 50% of the land size.
Agricultural zoning also comes with specific regulations and responsibilities. Each lot is allowed 1 main farm dwelling home, 1 accessory home or cottage ohana as we call them, of up to 1500 sf, and agricultural barns. Some owners have used land/ownership divisions like CPR’s to make properties more accessible to buyers. The cpr process does not allow you more dwellings, but it does allow you separate ownership of the homes. Overall, understanding the private water systems, land use restrictions, and county requirements is an important part of the buying process.
